Lath & plaster

After 80 to 100 years, the plaster keys that hold a lath ceiling up break, the nails rust and the laths shrink. Lath and plaster is heavy, and once it lets go it can come down without warning.

Warning signs

  • Sagging or bulging areas
  • Long cracks or spider-web cracking
  • Plaster dust or crumbs falling
  • Cornice pulling away from the wall
  • Ceiling feels soft or moves when pushed
  • Water stains or damp patches
Not sure?

Tell us what you’re seeing. If it needs a closer look, one of our experienced team will come out, check the ceiling and roof space, and give you a fixed price in writing.

How we rebuild it

01
Strip-out and removal

All plaster, laths and nails come out, with your home sealed off and protected.

02
Joists straightened

Sagging joists are straightened, repaired and levelled so the new ceiling sits flat.

03
R3.5 insulation

Installed while the ceiling is open, with upgrades available.

04
Any cornice you like

Match your existing cornice or choose something new, from simple cove to ornate heritage profiles.

Step by step

The process

  1. Inspection

One of our experienced team measures every room, check the ceiling and the roof space, and photograph everything.

  2. Fixed price in writing

A clear proposal with exactly what is included. Say yes and we lock in your date.

  3. Protect your home

Floors, furniture and the rest of the house are covered before we start.

  4. Build the new ceiling

Insulation, new plasterboard glued and screwed, every joint back-blocked.

  5. Flush, square set or cornice

Fibafuse tape and a Level 4 finish, with a square set or your chosen cornice.

  6. Clean-up and walkthrough

We clean up and walk you through the finished room before we leave.

Latest Google reviews

★★★★★

“We hired ACR to repair two ceiling areas in our 1920s villa home. One was an internal hallway lath ceiling that had been damaged due to a roof leak and the other was our external alfresco ceiling. Sean and his team completed the work in just 3 days and did a fantastic job! Very happy customers! Highly recommend!”

“Thoroughly recommend Adelaide Ceiling Replacements. Sean responded promptly to all calls, emails and messages. He forwarded a quote with a very detailed explanation of the job and what needed to be done along with a guide booklet about ceiling replacements. The job was booked in and done promptly and of a high standard. The workers were friendly, polite and thoroughly cleaned up before they left. Absolutely no regrets using this company and would definitely use them again!”

Questions

Anything else you’d like to know? Call or text us on 0402 252 511.

How long does it take?

A typical room of about 16 m² takes about a day of work, plus another day for painting where it is included.

Can you keep my ceiling rose?

Roses, mouldings and other heritage details can be refitted or added.

Is there a warranty?

Yes. House ceilings carry a 5-year workmanship warranty, and materials are covered by the manufacturer’s warranty.

Do I always need a full strip-out?

Not always. If the ceiling is only cracking with age, we can often batten out underneath it instead. If it is sagging, the joists usually need straightening, so it has to come down.

Start with a conversation.

Tell us about your ceiling, and add a few photos if you can. One of our experienced team will call to talk it through and, if it needs a look, book a time to inspect it. You can also text photos to 0402 252 511.
